So the day has finally come and you are ready to put your house on the market.
But, wait! You suddenly realize that your home could use a little work. We
here at Blue Sage Realty thought you might enjoy having a check list to help
you get started.
In order to sell your home for the most money in the least time, you should
do your best to impress potential buyers.
Curb appeal is important to most buyers. Therefore, sprucing up your front
yard and entry will have a positive impact on the people who come through
your house. Remember to:

Make good first impressions! The grounds should be properly maintained summer
or winter.

Have the lawn mowed and raked, shrubs trimmed, driveway and sidewalks swept
or shoveled clean, and all debris removed from property. Clean up after pets.

Touch-up paint on trim, windows and other outside areas..

Repair cracked stucco.

Plant colorful flowers near the entry way.

Garage, attic, stairways and storage space will appear larger if all unnecessary
accumulations are removed.
There are several items inside your home that you should attend to. focus
on the best presentation possible of your home. Remember to:

Clear out clutter in closets, on bookshelves, on dresser tops, on countertops,
etc.

Sometimes less is better. Accent items can make a room, too many personal
items can be distracting .

Clean all of the places that you dont get to on a regular basis. Get
the cobwebs off those hard to reach vigas and wash off your light fixtures.
A sparkling clean home is sure to impress!

Make sure carpets and floors are clean. If carpet is stained or worn, consider
replacing it.

Give interior walls a fresh coat of paint if needed. Dont put up wallpaper
unless it is very neutral.

If you decide to make any changes, choose neutral color schemes to enhance
the resale value of your home.

Fix the "little things" such as the chipped sink, cracked walkway, scratched
door knobs.

Take down heavy draperies that make rooms dark. Think "light and bright."
The day the sign goes up in your yard is an exciting one! Be sure to continue
to keep your home in order. After all, potential buyers may arrive at your
home on short notice and its best to be prepared.
